What this includes:

  • A properly optimized Google Business Profile
  • Running targeted Facebook or Instagram ads with strong CTAs and form capture
  • Building landing pages that convert casual interest into leads
  • SEO and local content strategies that drive traffic month after month

Example:

One of my agents thought boosting an Instagram listing post was “running an ad.” After a little coaching and an actual funnel setup, she generated 18 leads in 5 days—without raising her budget.

Marketing done right brings you leads on autopilot over time. But it takes setup, testing, and consistency.

  • Dropping DMs to homeowners who engaged with your Facebook reel about “3 Ways to Boost Home Value Before Selling”

Why this works:

These are direct action steps. You’re not waiting. You’re asking and offering—right now. This is how you stir the pot when business feels slow.

Remember:

  • Marketing is fishing with a net.
  • Prospecting is spearfishing.
  • You need both to eat.

This is the “stay visible” game.

People won’t hire you if they can’t remember you exist.

This is where content marketing, social media strategy, and personal brand development collide to keep you top-of-mind with everyone from your dog groomer to that cousin who keeps “thinking” about buying.

Core Components:

  • Content Marketing – Blog posts, videos, market tips, stories. Think of it as leaving digital breadcrumbs.
  • Social Media Branding – Consistent colors, tone, and themes that match your brand personality.
  • Posting Strategy – Use a mix of authority (market insights), value (tips for buyers/sellers), and personality (funny reels, behind the scenes, etc.)

Example:

You post a quick Instagram reel every Tuesday with “Real Talk Tuesday” homebuyer myths. It’s short, personal, and you.

Now when your audience thinks “real estate,” they see your face in their mind.

That’s magnetic marketing.

Let’s be blunt: if you’re not following up fast, you’re not closing.

Here’s what follow-up should look like:

  • A lead opts in = instant text + email goes out (yes, automated)
  • If no reply = voicemail drop + a reminder to follow up again
  • If still cold? Add them to a long-term nurture campaign

Why this matters:

Leads are like leftovers—wait too long, and they’re stale.

But with automation, every lead gets love instantly—even while you’re showing homes or bingeing Netflix.
